We collaborate closely with hosts to ensure their properties are well-prepared and efficiently set up, implementing practices to safeguard their assets. Co-hosting with The Guest House eliminates the hassle, allowing you to reap the rewards. We handle all aspects of guest relations, check-ins, checkouts, toiletries, laundry, cleaning, and maintenance.
Every property partnership will have a dedicated property manager, ensuring continuity and familiarity in the management process.

Booking Portals: We prepare and set up the listings on various online booking portals, including but not limited to Airbnb, Booking.com, TripAdvisor, Plum Guide, Travelnest, and more.
Listing Control: We regularly review and adjust pricing as part of our strategy to optimise rental returns and facilitate higher guest bookings. We handle guest vetting and communications with precision, ensuring a smooth and ultimately rewarding experience for all.
Listing Preparation: The Guest House has close working relations with renowned real estate photographers, to focus on showcasing the property in its best light. Crafting an attractive property biography is another aspect of our service.

Inventory Report: Prior to accepting the initial booking, we conduct a thorough contents inventory report to maintain a documented record in case of any issues that may arise during a guest's stay, such as damages or theft.
Check In: We choose to conduct in-person check-ins, fostering a connection with the guests and providing an opportunity for them to provide feedback directly to our hosts.
Check Out: A member of our team will meet the guest to facilitate key handover. In the event that this is not possible, we ensure that the property undergoes an inspection on the day of the check-out, with detailed feedback provided to the owner.
Key Arrangements: The property manager will monitor and maintain key management at all times providing an added level of security and trust.

Organising The Cleaning: The Guest House takes care of all cleaning arrangements. We work closely with a small and reliable group of cleaners with extensive experience in housekeeping at prestigious London hotels. We provide an opportunity for property owners to meet with our cleaners, ensuring transparency in our operations. The duration of a standard cleaning session can vary from 6 to 9 hours, depending on the checkout circumstances.
Laundry and dry cleaning: Our cleaning team guarantees that all linens are thoroughly cleaned and prepared for guest use. The cleaners maintain a continuous cycle of clean laundry, contributing to a more time-efficient cleaning process. We provide guidance to our hosts regarding the selection of hotel-grade linens suitable for guest stays.
Cleaning ( Commercial ): The cleaning staff are well-versed in office and communal cleaning, maintaining high standards.

Stock Inventory: Maintaining a consistent supply of toiletries, soaps, and shampoos is crucial. The Guest House property manager will ensure an ample inventory for every stay.
Property Maintenances: Issues may arise in properties from time to time, and that's why we are always available. We make a dedicated effort to address any concerns that may arise during and after a guest's stay, going above and beyond to ensure resolution. Our network includes a library of contractors ready to assist promptly when needed. General maintenance tasks, for instance the replacement of lightbulbs.
